Location: 405 Thames St. Newport, RI
Construction Start Date: November 2003
Scheduled Completion: May 2004
Square Footage: 103,600 sf
Project Description: Interior and exterior renovations to a 4 building hotel complex located on the water right off of Thames Street. The suite style rooms of Newport onshore were completely renovated. The overhaul of the hotel included a kitchen, living area as well as a porch area that gave views of downtown Newport and the harbor like no other.
Work Performed: Advanced Building Concepts was hired to remove the entire interior of the existing building and refurbish it with brand new luxury suites that would accommodate the elite tourists of Newport for the following summer. With the help of Newport Collaborative, we designed and built new classy looking rooms while still keeping the cost per room at a minimum. Advanced Building Concepts self performed most of the demolition and finish work while subbing out the electrical and HVAC systems.
Value Engineering: Advanced building concepts reused a few amenities to cut some of the costs down such as door hinges. ABC also used less costly products like vinyl flooring to cut costs over the whole project without compromising its integrity. .
Unique Construction Aspects: To improve the exterior shell of the building ABC used extra-grade A white cedar shingles, the highest quality shingles that carry no imperfections and fade into an excellent beige that incoming ships can see from the harbor.
