Project Description: Renovation of the existing Inn located on the water off of Newport’s historic Thames Street. The Renovation of 58 units on four floors including bathrooms, kitchens and living areas was conducted in the span of less than one year. Upgrading the existing hotel rooms into luxury getaways added great benefit to the client without having great costs.

Work Performed: The demolition and refurbishing of 58 hotel rooms, a Health club, the corridors and the lobby. Work consisted on installing new flooring, drywall, windows, cabinets and kitchen fixtures along with dual AC-heating units to add to the comfort of rooms. ABC also upgraded the fire systems to not only meet the current codes but surpassed them by utilizing high quality caulking and sealant and installing 2-in-1 fire and carbon monoxide detectors.

Value Engineering: Our estimating department worked hard at giving the client the most accurate price possible and then worked at knocking it down. They found that by removing the wall tile at the bathrooms they could reduce the cost drastically while maintaining the authenticity of the suites and the architects design as much as possible. Also by reusing the existing bathroom doors we saved thousands of dollars on the bottom line for the client. .

Unique Construction Aspects: ABC utilized the best of their vast field of vendors to produce the best quality work at the fastest rate with the least dilemmas. Other amenities such as recessed lighting and quality light fixtures added depth to the craftsmanship ABC produced. By employing CFC free construction products and HVAC machinery the building contribute to our future by producing less ozone depleting chemicals while still performing the same task as it would have otherwise.
